Get your free estimateRaynor Weather Seal Replacement: The Henderson Owner’s Guide
We stock and install Raynor-compatible bottom weather seal replacement in Henderson for $95 – $180 installed, including the seal, removal of the old one, and full cleanup. Most Raynor doors take a standard T-style or bulb seal, and we carry both on the truck, so the swap usually happens same-day. Henderson owners typically discover this part failed when they see daylight under the door, find dust and debris blowing into the garage, or notice water pooling near the door after one of our summer monsoon storms.
The bottom weather seal is the long rubber strip that runs along the underside of your garage door. It’s the first line of defense between your garage and the Henderson heat, wind, and occasional flash-flood rain. When it cracks, flattens, or tears, everything inside the garage pays the price. Wade Mercer has replaced hundreds of these across the valley, including more than a few on doors out near Green Valley Ranch where the afternoon sun bakes the rubber until it turns brittle.
“Tell me what it’s doing. I’ll tell you what it costs.”
That’s how we run every call at Brock Garage Doors Henderson. You describe the problem. We give you a straight number, in writing, before any work starts. No surprises on the invoice.
Which Raynor Models This Applies To
Raynor has used a few different seal profiles over the years, and mixing them up is the most common mistake we see with DIY replacements. The good news: identifying your seal is straightforward.
Most Raynor residential doors built since the mid-1990s, including the Centura, Aspen, and Relante series, use a standard 3-inch or 4-inch T-style bottom seal that slides into a U-shaped retainer channel at the base of the door. Older stock Raynor doors from the 1980s and early 90s sometimes used a bulb seal that presses into a round retainer. If your Raynor door is a commercial or heavy-gauge steel model, it may take a wider 5-inch or 6-inch beaded seal instead.
To confirm what you have, check the bottom edge of the door. A T-style seal has a visible vertical stem running into the channel. A bulb seal looks like a closed loop. Measure the width of the exposed rubber, and you’ll match it to the right replacement in under a minute.
One Raynor-specific gotcha: the retainer channel dimensions are not universal. A Clopay or Amarr T-seal usually won’t seat correctly in a Raynor retainer, even if it looks identical at a glance. We stock OEM-spec Raynor weather seal and quality aftermarket equivalents that match the channel spec exactly. For most homeowners, a quality aftermarket seal performs as well as OEM and costs less, but the fit has to be right or the seal will pull loose in the wind.

Signs Your Raynor Weather Seal Replacement Is Failing
- Visible daylight under the door. When the door is closed, you shouldn’t see light where the door meets the floor. Gaps mean the seal has compressed, torn, or shifted out of the retainer. Henderson dust gets in through these gaps and coats everything in the garage within a few weeks.
- Water pooling inside the garage after rain. A failed seal can’t hold back runoff. During Henderson’s monsoon season, even a small gap lets enough water through to soak the bottom of boxes, rust tool chests, and warp the bottom door panel.
- Draft you can feel near the bottom of the door. If you notice hot air pushing in during summer or cold air seeping in during winter, the seal isn’t doing its job. In July, a broken seal means your garage turns into an oven, which forces your home’s AC to work harder if the garage is attached.
- Rubber that’s cracked, flattened, or crumbling. Henderson’s dry heat and intense UV exposure harden rubber fast. If the seal feels stiff like old plastic instead of pliable rubber, or if pieces flake off when you touch it, it’s done. We see seals fail fastest on west-facing and south-facing doors that catch the full afternoon sun.
- Rodent or insect activity in the garage. Mice, crickets, scorpions, and roaches all squeeze through gaps in a failed bottom seal. In Henderson, scorpion intrusion is a legitimate concern for homes near open desert, and a proper seal is the cheapest deterrent you can buy.

AfterReplacement Cost & What’s Included
In Henderson, Raynor weather seal replacement runs $95 – $180 installed. The price depends on door width, seal type, and the condition of the retainer channel. A standard 16-foot double door with a T-style seal lands at the low end. An oversized door or a corroded retainer that needs cleaning and straightening lands higher.
Here’s what that price covers:
- The correct Raynor-compatible seal, cut to your exact door width
- Removal of the old, degraded seal
- Cleaning the retainer channel so the new seal seats properly
- Installation and a function check
- Cleanup of the work area
The number we quote is the number you pay. We hand you a written price before any work starts, and the work is covered by our 365-Day Done Right Promise. If the seal fails within a year, we come back and make it right at no charge. That’s in writing on every job, not a verbal assurance that disappears when the truck pulls away.
DIY or Call Us?
Replacing a T-style weather seal is not dangerous the way spring work is, and some Henderson owners do it themselves. The honest split: if your retainer channel is clean and straight, and you’re confident you’ve matched the right seal profile, it’s a manageable Saturday project with a helper and a pair of pliers. Lubricate the channel with silicone spray, feed the seal through slowly, and don’t stretch it as you go.
Where DIY goes sideways is the retainer itself. If it’s bent, corroded, or packed with hardened debris, a new seal won’t seat right and will pull loose within weeks. We also see owners buy a generic seal online that doesn’t match the Raynor channel spec, and it falls out on the first windy day. If you’d rather not wrestle with a 16-foot piece of rubber and want it done correctly the first time, call us at (775) 458-8864. We’ll tell you over the phone whether it’s a job you can handle or one we should just take care of.
FAQs
In Henderson’s climate, a Raynor bottom weather seal typically lasts 2 to 4 years before UV exposure and dry heat degrade the rubber. Doors facing south or west may need replacement sooner. A door that’s rarely opened, or one shaded by a porch or carport, usually gets more life.
Once the rubber has cracked or flattened, patching won’t hold, and the seal needs full replacement. The good news is that replacement is inexpensive compared to most garage door repairs. Call (775) 458-8864 and we’ll give you an exact price for your door.
Most Raynor weather seal replacements take under an hour from arrival to cleanup. The actual install is fast. What takes time is removing the old seal cleanly and making sure the retainer channel is in good shape before the new seal goes in.
Yes. Our techs carry T-style and bulb seals in the most common Raynor sizes, along with compatible products for LiftMaster, Chamberlain, and Genie opener systems. In most cases, we replace your seal on the first visit with no parts ordering delay.
If your Raynor weather seal is gone and Henderson dust is making itself at home in your garage, call (775) 458-8864 for a free estimate. We’ll quote the number up front, show up in the window, and leave the door sealed tight against the desert.
