We replace LiftMaster bottom weather seals in Henderson for $85 to $165 installed, and we carry the common profiles on the truck so most jobs are done the same day we show up. If you’re standing in the garage looking at daylight under the door, a seal that is cracked, flattened, or pulled free from its track, that is the failed part. You’ll usually notice it because dust has started coating everything on the floor, or the garage gets noticeably hotter in July, or you found water pushed under the door after one of Henderson’s monsoon downpours.
Which LiftMaster Models This Applies To
This replacement applies to LiftMaster’s residential door lines paired with steel sectional doors: the 81-series openers, the 83-series, and any Chamberlain-built LiftMaster system installed in the last 25 years. The seal itself is a door part, not an opener part, so what matters is the bottom retainer channel on your door, not the motor hanging from the ceiling. Most Henderson homes use either a T-style seal (the T-shaped lip slides into a single slot) or a bead-style seal (the round bead presses into a round channel). We confirm the profile by pulling the old seal at the end and matching it, which beats guessing from a photo. One specific gotcha: LiftMaster-branded doors from the late 2000s often use a 5/16-inch T-channel, while Chamberlain-built doors from the same era use 1/4-inch. Half a millimeter difference means the new seal either falls out or tears on installation. OEM LiftMaster seals are fine, but honestly, the quality aftermarket equivalents from Clopay and ProSeal use a more UV-stable rubber compound, and that matters in Henderson. The desert sun beats the underside of garage doors every afternoon, and Nevada heat is the number one reason seals harden and shrink three to five years before they should.

Signs Your LiftMaster Weather Seal Replacement Is Failing
- Daylight visible under the closed door. The seal sits compressed when the door is down. When it hardens or tears, gaps open up along the bottom edge. That gap is wide enough for dust, leaves, and the occasional scorpion.
- Water staining on the concrete just inside the door. A failed seal channels water, it doesn’t block it. In Henderson’s flash-rain storms, water follows the door track and runs right into the garage.
- The rubber feels stiff, cracked, or has chunks missing. UV and heat break down the rubber compound. Once it stops flexing, it has stopped sealing. This is the most common mid-summer call we get near the Green Valley Ranch corridor.
- Higher cooling bills or a garage that never cools down. A garage door bottom seal has a real job insulating the garage. When the seal fails, the garage turns into an oven and that heat bleeds into whatever room sits above it.
- The seal has pulled out of the retainer at one end. Most seals slide into an aluminum or steel channel. Once one end comes loose, the whole seal starts working its way out. Tugging on the loose end just makes the tear worse.

AfterReplacement Cost & What’s Included
For Henderson, budget $85 to $165 installed, which covers the new seal, pulling the old one, cleaning the retainer channel, and sliding in the replacement. The price range exists because door widths vary. A single 9-foot door runs at the lower end; a 16-foot or 18-foot two-car door at the higher end. Some retainer channels also need to be cleared of old silicon or debris before the new seal goes in, which adds a few minutes and a few dollars. This number is a written quote handed over before we touch anything, and the invoice matches the quote. The seal itself is covered by the manufacturer against defects, and our labor carries the 365-Day Done Right Promise: if the seal fails in the first year, we come back and correct it at no charge, in writing.
DIY or Call Us?
Replacing a weather seal looks straightforward, and we won’t pretend otherwise. The job involves sliding old rubber out of a channel and sliding new rubber in. The two places DIY goes wrong: cutting the seal a half-inch short, which leaves the same gap you were trying to close, and forcing the wrong profile into the channel, which kinks the new seal and ruins it. Weather seal replacement is not a dangerous part to work on, unlike torsion springs or cables, which should never be touched without proper training and tools. If you want to check the profile yourself before deciding, pull the old seal tip an inch or two and look at the shape. If you’d rather not fuss with measurements and the east Henderson afternoon sun, call us at (775) 458-8864. Tell me what it’s doing. I’ll tell you what it costs.
FAQs
Three to six years in this climate. Nevada sun and heat harden the rubber faster than coastal or cooler climates, so Henderson owners typically get two to three years less life than the national average.
Not in a way that holds. Adhesives and patches fail quickly on rubber that is already hardened, and the seal needs to flex and compress every time the door closes. Replace it once; done right it lasts years.
Thirty to forty-five minutes for most doors, including cleaning the retainer channel and disposing of the old seal. If you’re home when we arrive, we’ll show you the new seal before and after installation.
Yes. We carry the common T-style and bead-style profiles in multiple widths, along with compatible aftermarket options that match LiftMaster and Chamberlain-built doors. We also stock parts for Genie and other major brands, so we’re equipped for whatever seal profile your door uses. Call (775) 458-8864 and we’ll confirm the profile and schedule the visit.
